The first thing you want to do once you've finalized your financial details, is find a buyer's agent that will represent you every step of the way. A buyer's agent is a real estate professional that represents the buyer and their transactions. 

Why do you need a buyer's agent?

Buying a home is probably going to be the most significant investments you make over the course of a lifetime, working with a high performing real estate agent is the best way to ensure that it'll be a beneficial one. An important aspect of the buyer's agent's job is to give you access to homes that are in your ideal market. They will act as a liaison between the all the different parties involved with the transaction and work on your behalf to secure the property.

Important factors to consider when choosing a buyer's agent

When it comes to finding an agent that is right for you, it all comes down to reputation. You can use a personal recommendation or a search on the internet, but it's always good practice to meet directly with agents you are considering to hire. An agent's reputation is more than their likability and more of their track record. How familiar are they with your ideal neighborhood? Ideally, you want an "insider" with knowledge of commercial trends, local schools and development plans. How many homes have they successfully sold in the last three years? Getting the raw details about properties is much more important than general facts.
